The annual property tax for the city of Hyderabad is calculated as follows:
ANNUAL PROPERTY TAX = 3.5 X TOTAL PLINTH AREA IN SQ. FT. X MONTHLY RENTAL VALUE IN RS/SQ.FT.
Total Plinth Area is the total built up area, which includes the covered balcony, all covered area including the garage area. If the property has mixed construction, ie. both RCC and tiled/sheet then measure the area separately and apply the rates appropriate to the category.
If the lease agreement is available the rate accepted in the lease agreement shall be taken. If no lease agreement is available, prevailing rent in the locality shall be applicable, as per the table given in the Municipal Corporation of Hyderabad notification. This rate is in Rs./sq.ft per month. The tables are based on the locality, category of properties (type, use of building, basement, ground, first, second floors etc.) and RCC versus non-RCC buildings. The rates vary from Rs. 1.25 to 4.75 per sq. ft. per month.
